Dear Residents, here are the latest updates regarding the estate.
Welcome!
Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues. Please don’t hesitate to ask. A welcome pack should be delivered to every new resident. Let your Court Rep or one of the Directors know if you’ve not received it. Newsletters are produced quarterly, and in these strange times it’s important to communicate and encourage each other. We hope you find them useful.
For new residents it might be useful to point out the basic roles. The Directors are volunteers who employ Realty to deal with the business and admin side of DPM; and, together with the volunteer Court Reps, are an interface for communication. We are also friends and neighbours too of course.
Gardening/Planting etc.
The gardeners continue to do a great job keeping our estate looking tidy and attractive. One of the problems that have arisen over recent years is that residents have looked after areas adjacent to their house. This is great until they move and then these areas can be left unattended and become unsightly.
If residents want to change or add to planting in the communal areas around their house, please go through DPM via your Court Rep so that any new plants, bushes etc. can be approved as part of the overall estate planting scheme. Plants in pots however are no problem as they can be moved easily. One of our residents has added pot plants to a communal area in Deneway Close which looks lovely – see photo at the end of this newsletter.
Please let the directors know of any gardening jobs that you feel might be due this autumn: such as areas that might be “unloved”, overgrown, diseased or dying. We will be drawing up a list of maintenance tasks for the autumn; and now would be a perfect time to hear feedback from residents. Contact details are at the end of this newsletter.
Volunteer Gardening Group
We are always looking for volunteers to join an informal gardening group to help maintain areas that have been renewed on the estate.

Neighbourhood Watch
The estate representative is Phil Mason at 3 Dene Court. Phil is happy to respond to those who get in touch about neighbourhood watch issues.

AGM
It is unlikely that the estate can have a traditional AGM at The Nursery Inn due to Covid-19 restrictions being still in place. Consequently, DPM will be hosting the AGM online via Zoom solely to cover the legal requirements. This will happen on 29th September at 7pm. The agenda will be sent out with this newsletter. The meeting will be as brief as possible and will be hosted via a secure platform. One of our Directors has experience of doing this and will be advising residents how to be part of this.
Unfortunately, this excludes residents without access to the internet etc. DPM have taken advice about this and, at the time of printing, a virtual Zoom meeting is the only way of fulfilling the legal requirements of an AGM at the moment.
Communal Areas
We are so fortunate in having communal areas and play areas for residents to enjoy.
Please note that any equipment, chairs, tables etc. must be removed from play areas after use – this includes temporary gates.
Recently, Realty had to be used by DPM to remove items from a play area on the estate which has repeatedly been annexed by a resident. This was charged to DPM and residents are indirectly paying for this action. This has been a recurring problem and was undertaken as a last resort. Residents must not be forced to share costs like this in future; and so we ask for your cooperation in keeping our estate safe.
Play areas (not the communal areas) should not be used to exercise dogs or to store bins. DPM are duty bound to adhere to ROSPA regulations regarding children’s play areas. The play areas cn be found in Dene Ct, Deneway Close and Deneway Mews
Parking
Recently some residents have had their access blocked. Please continue to park with care and consideration. This is especially important at the moment with so many residents being at home during the day. Also, please take your bins in after they have been emptied as this releases more space.
Phase 2 Painting/UPVC Cleaning
Realty are in the process of securing and finalising quotes. We hope to have progress with this as soon as lockdown restrictions are lifted.

Covid-19
While the Covid-19 virus still affects all of us, please continue to enjoy the communal and play areas of the estate safely and considerately.
Assistance from our estate self-help community group is still available for emergencies or for shopping etc.
