Dear Residents, here are the latest updates regarding the estate.

Welcome!

Welcome to everyone who has moved onto the estate recently. The Directors and Court Reps are available to help if there are any questions or issues – contact details are at the end of this newsletter. Please don’t hesitate to ask. A welcome pack should be delivered to every new resident. Let your Court Rep or one of the Directors know if you’ve not received it. Newsletters are produced quarterly, and in these strange times it’s important to communicate and encourage each other. We hope you find them useful.

For new residents it might be useful to point out the basic roles. Dene Park Maintenance Ltd. (DPM) manages the estate and the Directors are volunteers who employ Realty to deal with the business and administration side of DPM. Together with the volunteer Court Reps, we are an interface for communication. We are also friends and neighbours too, of course.

Gardening/Planting etc.

The gardeners continue to do a great job keeping our estate looking tidy and attractive. One of the problems that have arisen over recent years is that residents have looked after areas adjacent to their house. This is great until they move and then these areas can be left unattended and become unsightly.

If you want to change or add to planting in the communal areas around your house, please complete a Request Form – this is so that any new plants, bushes etc. can be approved as part of the overall estate planting scheme. You should have received a form through the post; but it is available on the website too in the Contact Us page. Otherwise, you could make a request via your Court Rep.

Plants in pots however are no problem as they can be moved easily.

Please let the Directors know of any gardening jobs that you feel might be due such as: areas that might be “unloved,” overgrown, diseased or dying. We will be drawing up a list of maintenance tasks; and now would be a perfect time to hear feedback from residents.

Volunteer Gardening Group

We are always looking for volunteers to join an informal gardening group to help maintain areas that have been renewed on the estate.

We are also looking at ways to enhance the biodiversity of the estate and are working with a group called Sustainable Living in the Heatons (SLH), initially to plant sunflowers. Please get in touch if you have any further ideas. We’d love to hear from you.

Estate Security

DPM is no longer listed with Neighbourhood Watch because, having checked the website, it appears there is now little advantage of belonging – no reduction in house insurance, no hotlines and it is not funded in the way that it used to be.

The estate WhatsApp group is better for communicating security issues. If you want to join, contact Phil Mason ([email protected]) or Ev Speak – details at the end of the newsletter.

Please be vigilant as scam roofers and others have been operating in the area. Also, there have been a few car break-ins.

AGM

The estate will not be able to have a traditional AGM, usually held at The Nursery Inn, until Covid-19 restrictions allow.

Although the DPM Directors and Court Reps are continuing to meet virtually via Zoom, this is not practical for a large open meeting. Consequently, the normal business, including the legal requirements, will be conducted as soon as an open meeting is possible. We are considering a suggestion that this could be held on a communal area when weather and daylight hours permit.

The Accounts for the years 2018-2019 and 2019-2020 will be sent out as usual.

Communal Areas

We are so fortunate in having communal areas and play areas for residents to enjoy.

Please note that any equipment, chairs, tables etc. must be removed from play areas after use. Temporary gates must not be used to block access to play areas.

Play areas (not the communal areas) should not be used to exercise dogs or to store bins. DPM are duty bound to adhere to ROSPA regulations regarding children’s play areas. The play areas can be found in Dene Court, Deneway Close and Deneway Mews.

Communal areas are a shared space and residents are requested to be attentive to the privacy of others when close to houses. Please ask children to play on the play areas provided for them.

Parking

Recently some residents have had their access blocked. Please continue to park with care and consideration. This is especially important at the moment with so many residents being at home during the day. Also, please take your bins in after they have been emptied as this releases more space.

Phase 2 Painting/UPVC Cleaning

UPVC Cleaning:

Realty secured 3 quotes and the directors decided to use Pure Clean as they are the estate window cleaners and are familiar with the houses. The work commenced on 4 March 2021  and should be completed by the end of May.

Pure Clean offered to clean gutters at the same time if requested by the resident. This was an extra cost payable by the resident via Realty.

Painting:

Realty secured three quotes and the Directors will soon be a position to give you all the details about the painting – we will do this in a separate notice. When it comes, please take time to read it as it will contain important information. Realty will organise and oversee the work as per the DPM Agreement.

Phase 1 Painting: 2018:

DPM have been made aware of various issues regarding the painting of the fences due to the wood, preparation and actual painting. The Directors discussed the issues and agreed to leave this until the next Phase 1 in 2022.

Clare Neary

We were saddened to hear of the death of Clare Neary which occurred just before Christmas 2020.  Clare faced her illness with extreme courage, all the more admirable because she had to undergo everything it entailed against the background of Covid-19. This meant that she was deprived of the person-to-person support which is so valuable in these situations; although her many friends did support her as far as the restrictions allowed.  She was a loyal friend to many and also a good neighbour.  She lived in Dene Park for many years and served as a Director of DPM for a number of those years.   She will be very much missed.

Covid-19

While the Covid-19 virus still affects all of us, please continue to enjoy the communal and play areas of the estate safely and considerately.

Assistance from our estate self-help community group is still available for emergencies or for shopping etc.

It’s provided some fantastic support and generated lots of ideas and discussion, as well as general information. AGM

It is unlikely that the estate can have a traditional AGM at The Nursery Inn due to Covid-19 restrictions being still in place. Consequently, DPM will be hosting the AGM online via Zoom solely to cover the legal requirements. This will happen on 29th September at 7pm. The agenda will be sent out with this newsletter. The meeting will be as brief as possible and will be hosted via a secure platform. One of our Directors has experience of doing this and will be advising residents how to be part of this.

Unfortunately, this excludes residents without access to the internet etc. DPM have taken advice about this and, at the time of printing, a virtual Zoom meeting is the only way of fulfilling the legal requirements of an AGM at the moment.

Communal Areas

We are so fortunate in having communal areas and play areas for residents to enjoy.

Recently, Realty had to be used by DPM to remove items from a play area on the estate which has repeatedly been annexed by a resident. This was charged to DPM and residents are indirectly paying for this action. This has been a recurring problem and was undertaken as a last resort. Residents must not be forced to share costs like this in future; and so we ask for your cooperation in keeping our estate safe.

Communal Areas

During the Covid-19 lockdown, these areas are coming to the fore. It’s great that they’re being enjoyed and used by the community.

As these areas are for everyone to use, we ask residents to continue to tidy away their personal items and equipment after use. This ensures that there are no accidents and the gardeners have access to cut the grass and maintain them.

By the time this newsletter arrives, residents may have received a letter from Realty pointing out that bins shouldn’t be stored in play areas along with any furniture that can’t be removed. There are still ongoing issues regarding the annexing of play areas for residents’ personal use. This is being dealt with by Realty. This letter was sent to all residents as part of the procedure for dealing with specific problems.

Please, do walk around the estate and enjoy using the communal spaces in each of the Courts. You may be surprised how many there are and how different thy look.

Covid-19

Hopefully all residents will have seen the leaflet hand-delivered to all the houses about the support network that has been set up within the estate to help those self-isolating during lockdown. It’s good that we’ve had very little call to help, and this reflects on the neighbourliness and kindness of those looking out for each other. This is a great testimony to everyone on the estate – thank you!

Phase 2 Painting/UPVC Cleaning

This has been delayed due to Covid-19 restrictions but will be resumed as soon as it is deemed safe to do so.

Gardening/Planting etc.

DPM are considering the idea of some form of community gardening project on the estate. Unfortunately, because we are a limited company, we don’t qualify for lottery funding. We are open to ideas – please get in touch if you feel you would like to get involved.

Thanks to Director Sophie who played a big part in getting Realty to organise gardener Wilf to return to mowing the grass during the lockdown. We are so pleased that he is back keeping on top of the estate green areas. Until the resumption of green bin collection, Wilf is “double cutting” the grass and leaving it on the ground where appropriate.

During periods of dry weather, please feel free to water any of the plants growing nearby. It would be a shame to lose any plants for lack of watering.

Owls

Thanks to Sandra in Dene Court and Nick and children from Burley Court for looking after our wooden owl sculptures: “Deney” and “Harry”. Along with the residents, we are sure the owls appreciate the cleaning and varnishing. If you think you can help too, please contact the Directors.

The Directors and Court Reps are available if you have any non-admin related queries or are concerned about any other estate issues. We meet regularly (via Zoom during the lockdown) to discuss issues arising. Please let your Court Rep or a Director know if there are any issues that need addressing and they will be added to the agenda for the next meeting.

Gardening/Planting etc.

Bo Cochrane has made an extensive list of flowers, plants, trees and wildlife seen on the estate – we really do have a rich and diverse environment for us all to enjoy. This can be seen on the website; but hard copies can be provided if necessary.

Thanks again to all the people who donated extra plants for the grounds – the fruit trees are doing well.

Trees

Cheshire Woodland continue to monitor the trees on the estate. DPM recently organised some remedial work necessary to a tree on Burley Court that had been damaged in a recent storm.

Security

Please advise the Directors or Court Reps of any security issues so we can pass these on to other residents if appropriate. Please be vigilant as there have been a few car break-ins recently. The estate WhatsApp group has been useful in communicating useful ideas regarding security.

Phase 2 Painting/UPVC Cleaning

All householders have by now received a Phase 2 Painting/UPVC Cleaning questionnaire to fill in to help DPM direct the work that needs doing. If you haven’t already done so, please return this to your Court Rep. It’s worth mentioning that originally the service charge covered just painting the woodwork of the estate (fences and houses). However, over the years an increasing amount of the wood has been replaced with UPVC, so DPM now includes UPVC cleaning as a courtesy. We are in the process of getting quotes for the painting; and Pure Clean will be cleaning the UPVC in the coming months. Pure Clean will pop a card through your door when the UPVC on your house has been cleaned; and we ask that you report back to the contact details on the card if there are any issues. Pure Clean have also offered to clean gutters. If you want this extra service (approx. £20), please notify Pure Clean who will organise it and arrange payment.

Autumn 2019

Dear Residents, here are the latest updates regarding the estate.

Gardening / Planting etc

Over the summer there were some lovely wild flower displays in areas around the estate. Some of the seeds scattered on the grassy areas didn’t take and, after taking advice from DEFRA, we now know that wild flower seeds don’t grow well on grass. As we would like to continue seeding wild flower areas, we would welcome suggestions from residents for possible areas to seed with bee/butterfly friendly wild flowers.

Trees

Cheshire Woodland conducted an estate tree survey on 2nd August 2019. The estate tree policy and tree survey are available on the website. There are hard copies available to borrow too.

Security

Painting

Phase 2 of the painting and UPVC cleaning will take place in 2020. Realty and the Directors will be taking quotes for this work including a quote from the painter who worked on Phase 1. The estate will also get quotes for UPVC cleaning.

Community Areas

As these areas are for everyone to use, we ask residents to continue to tidy away equipment etc. after use. This ensures that there are no accidents and the gardeners have access to cut the grass etc.

Realty Management

Realty continue to manage the estate and any queries regarding service charge or administration should be directed to them. (contact details at the end of this newsletter)

The Directors and Court Reps are available if you have any non-admin related queries, or are concerned about any other estate issues.

Please contact your Court Rep or one of the Directors if you have any complaints about the way the estate is run or any general estate issues causing worry or concern. Contact details are at the end of this newsletter
